What you are buying

A digital book delivered as a PDF file — 135 pages, First Edition 2026, United States Edition. Nothing is shipped. The file is delivered by Gumroad immediately after checkout, and it is yours to keep and to print for your own use.

What it is not

The book is general education about how homeowners associations work in the United States. It is not legal advice, it does not create an attorney-client relationship, and neither the book nor this site is a substitute for an attorney licensed in your state. Community association law is set state by state, and the governing document in any dispute is your own recorded declaration. Every section of the book carries a note called The Limits identifying what is state-specific; read those notes, and get your own advice before acting where money, a lien, or a deadline is involved. You are responsible for decisions you make about your own property and your own association.

Your copy

The book is for your personal use. Please do not resell it, redistribute it, or post the file publicly. Quoting a passage with credit is welcome and always has been.
